Le vendeur s'engage alors \u00e0 retirer le bien immobilier de la vente afin qu'il ne soit plus propos\u00e9 \u00e0 d'autres.<\/p>\n<p>La somme vers\u00e9e pour la r\u00e9servation du bien immobilier se n\u00e9gocie et varie en fonction de la valeur du bien (de 1000 \u00e0 5000 euros).<\/p>\n<p>Cette somme avanc\u00e9e est perdue si jamais vous renoncez \u00e0 acheter le bien. Il est d'usage que l'acheteur verse un acompte ou \u00ab\u00a0arras\u00a0\u00bb qui vise \u00e0 rassurer le vendeur quant \u00e0 son engagement. L'acompte correspond g\u00e9n\u00e9ralement \u00e0 10% du prix de vente.<\/p>\n<p>Dans le cadre d'achat de bien neuf dit \u00ab\u00a0obra nueva\u00a0\u00bb, l'acompte sera de 20% + TVA (IVA \u00e0 10%).<\/p>\n<p>Le montant de la r\u00e9servation d\u00e9j\u00e0 vers\u00e9 se d\u00e9duit de cet acompte.
